What are you allowed to do compared to renting
In comparison to renting, buying a home gives you a lot more freedom. It allows you to decorate and remodel the place however you like and need it. If the build-up of the property allows it, it may even be possible to extent the building. When renting a house or apartment, any alterations must normally be approved of beforehand and when cancelling the renting contract, the original state of the property may has to be reestablished.
Moreover, the owner of the property has the right to rent it out. Houses can be rented out without any limitations outside the legal requirements. However, when renting out an apartment you may not need the permission of the homeowner association, but you and your tenant must comply with the common rules and the rental contract must be adjusted to these rules. Otherwise, you as the owner can freely decide when and to whom you want to rent out your property. As a renter, on the other hand, it requires the permission of the landlord to be able to rent out a house or apartment under the conditions of a subletting contract, which are different from the rules applied for the main tenant and landlord.
